Tenant Placement Fee
This is the fee charged for finding, screening, and creating the lease for a tenant.
The tenant placement process begins by completing a detailed analysis of your property which we use to determine the maximum market rental rate for your home. We will then assist with any make-ready maintenance work (if necessary), take professional photographs, advertise your property, take calls and answer tenant inquiries, show your property to interested prospects, qualify applicants, draft the lease, set tenant expectations, and complete move-in documentation.
The Real Property Management Washington DC tenant placement fee is 6.9%, charged one time immediately after a tenant moves in.
If your home is already occupied by tenants not placed through Real Property Management Washington DC, you find your own tenant, or you hire your own outside agent to place a tenant and you want us to take over with a lease already in place, there is a flat $495 tenant setup fee.

The lease-only price of 6.9% is based on the percentage of the annual rent.

Rented in 29 Days Guarantee

If we don’t rent your property in 29 days or less, you do not pay a management fee the first month. Risk-Free Eviction Guarantee
We understand the challenges that come with evicting a tenant. With the Risk-Free Eviction Guarantee, you pay a small monthly fee of $22.99 and Real Property Management Washington DC will pay the legal fees involved in an unlawful detainer suit. 180 and 360 Day Tenant Placement Guarantee
If the tenant moves out within 180 or 360 days Real Property Management Washington DC will find another tenant free of charge. Prorated based on the time remaining on the lease.

Real Property Management Washington DC can help you get your rental property licensed by the proper city, county, or state as required. In Washington DC, all properties are required to have a BBL (Basic Business License). The cost is $650.00 for a single unit. This $650.00 includes all payments to DC. The fee will be paid upfront to RPM Washington DC. For multi-units, the cost will vary depending on the total units.
Furnace Filter Delivered Every 90 Days
Real Property Management Washington DC will ship a date-stamped filter to the property every 90 days. This will help remind the tenants to change out the filter and help prevent HVAC issues. This also helps the tenant reduce utility expenses by having a clean filter. The charge is $10.00 per month per filter.
Real Property Management Washington DC will cover ANY damage exceeding the Security Deposit caused by a tenant that falls outside of the Home Owners Insurance Policy, and excludes fair wear and tear. These fair wear and tear standards are in accordance with DC and MD Property Management Code. (Maximum Amount of Claim will not Exceed $2000.00) With DAMAGE ASSURANCE – RPM Washington DC will cover all costs above Tenants Security Deposit cashed by the tenants that is not normal wear and tear for $10.00 per month.
Real Property Management Washington DC will reimburse the owner the equivalent of ONE MONTH’S RENT. If an eviction becomes necessary at your property, and we have to meet the Marshall to execute the write or possession by locking all of the tenants’ possessions on the property. If tenants refuse to leave and are forced to vacate by law enforcement – RPM Washington DC will reimburse the owner the equivalent of ONE MONTH’S RENT. The charge is $9.00 per month.
**Rent Protection is only offered to owners who have allowed Real Property Management Washington DC to properly screen their tenants through our application process, and those tenants that complete a lease agreement both written and executed with Real Property Management Washington DC.
Periodic Property Evaluations
We stand behind our commitment to relieving your hassles and make sure your property is maintained properly, that’s why we perform periodic property evaluations. We review the property both inside and out to ensure tenant compliance and assess the property condition. We will provide you a video of each review. The cost is $99.00 per evaluation. Its recommend that this is done every 90 days to ensure the tenants are taking care of your most expensive investment.
