Mildew or Toxic Mold: What’s Hiding in Your Bathroom

A woman scrubs a bathtub with a sponge to prevent mildew or mold.
Mildew and mold are easy to confuse because they thrive in the same kinds of places—warm, damp areas. However, there are critical differences between the two that you and your tenants need to be aware of to keep your Shepherd Park rental properties clean and safe. Recognizing the distinction between mildew and toxic mold can help you prevent major damage and health issues.

There are many different kinds of mold and mildew, and most are not considered dangerous. That said, tenants may not always know how to identify mold or mildew or what steps to take when they find it. Mildew, for instance, is typically a gray or white fungus that grows flat and powdery on surfaces. It often gathers in damp areas like bathrooms and, if left unchecked, can develop a bad odor. Fortunately, tenants can usually clean mildew with a bleach solution and a little scrubbing.

Identifying and Addressing Toxic Mold in Rental Properties

Mold tends to be more invasive and harder to deal with than mildew. It can hide in walls, ceilings, or any place with high humidity or water damage, making it difficult to spot right away. The first sign of mold is usually a musty smell that lingers. Mold can also show up in colors like black, green, or red and may appear fuzzy or slimy.

A particularly concerning form of mold is Stachybotrys chartarum (also known as Stachybotrys atra), a greenish-black mold that grows on fiberboard, gypsum board, and paper. This type of mold requires consistent moisture and often develops after flooding, leaks, or condensation. According to the  Center for Disease Control (CDC) notes that some people may experience physical symptoms after exposure to this strain of mold, including respiratory problems, headaches, dizziness, skin rashes, infections, and even asthma.

Preventing Mold Growth Through Regular Maintenance and Tenant Education

Once mold is present in a home, getting rid of it can be a costly endeavor. Bleach might work on hard surfaces, but items like carpets and furniture may need to be replaced entirely. That’s why it’s crucial to catch mold early on.

Your tenants are the first line of defense against mold. Educating them about how to prevent mildew and mold growth is key. Still, mold can often go unnoticed, which is why regular inspections for water damage or mold are essential in every rental home. If leaks or condensation are found, they should be repaired immediately to minimize mold growth.

If mold is discovered, it indicates a moisture problem that needs to be addressed. Cleaning the mold is only a temporary solution if the underlying issue isn’t fixed.
